Heritage carpentry in Bendigo
Older homes need repairs that match what is already there. We rebuild like for like.

Heritage carpentry means repairing or rebuilding the timber parts of an older home so they match the original. On a Bendigo home with a Heritage Overlay, the City's own design guidelines ask for replacement timber to match the original form, profile, finish and size, so like for like matters.
On one recent job we rebuilt an entryway pergola on a home with a heritage overlay, so the whole project had to be completed in a like for like manner. Our experience in construction ranges from modern commercial work through to heritage work.

Questions people ask
What is a heritage overlay in Victoria?
A Heritage Overlay is a planning control that shows a place or area has heritage values. It usually means you need a planning permit for changes to the outside of the building, while inside work is only controlled if the council's schedule says so.
You can check your property with a free Planning Property Report, or on the City of Greater Bendigo's Pozi map.
Do I need a planning permit to renovate my heritage home in Bendigo?
Usually yes for outside work, such as external alterations, new works, and painting a surface that has never been painted. Repairs and maintenance also need a permit if they change how the place looks or are not done to the same details, specifications and materials.
Many minor works are exempt under the Greater Bendigo Heritage Permit Exemptions Incorporated Plan, so talk to the City's heritage advisor before you start, through the City on 1300 002 642.
Heritage overlay vs heritage listed: what is the difference?
A Heritage Overlay is a council planning control. A property on the Victorian Heritage Register may also need approval from Heritage Victoria.

What year houses have lead paint?
Lead paint was used in many Australian homes before 1970, and homes built more recently can still have it. It becomes a danger when it flakes, peels or is sanded, so renovation is the risky time, and children under five and pregnant or breastfeeding women should stay out of the work area.
If your home was built before 1970, have the paint tested before anyone sands or strips old skirting, doors or window frames.

Does my house have asbestos?
Australia banned asbestos in 2003, and the Victorian Government says a home built or renovated before 1990 likely contains it. Common places are eaves, external wall cladding, and the linings behind bathroom, kitchen and laundry tiles.
Check before any repairs or renovations, even drilling a hole, and use a licensed asbestos removalist, because a builder generally is not licensed to remove it.
